All rates are based on per-night double occupancy
  • For each additional person (above 2 guests) add $50 per person per night
  • Subject to 9% NH Room Tax
  • Discover, MC, Visa, Diners, and AMEX accepted (we also accept cash!)
  • Room rates include a full bountiful breakfast and guest treats


Deposits/ Cancellations
Reservations are secured by a deposit equal to one night's stay. For stays longer than two nights, we require a deposit of one-half the reservation total; or, in the case of bookings for the same week as your visit, we require a 100% deposit at booking. This can be done with your credit card.

For single reservations, If you cancel a confirmed reservation at least 14 days PRIOR to your arrival date, we will gladly refund your full deposit; or, for cancellations between 13-7 days, we charge a $100 fee due to our off-the-beaten-path location and difficulty in receiving last-minute bookings. Cancellations made less than 7 days before arrival forfeit their full deposit; however, we do grant the opportunity to move the reservation to another date within 6 months at no penalty.

Any time we hold or book 3 or more rooms for a group booking, we require a 30-day cancellation policy. In this case, if you cancel prior to 30 days before your arrival, you receive a full refund; we charge $100 on each room for cancellations made 29-15 days prior to arrival, and deposits are forfeited for cancellations made 14 days or less before arrival.

General Information
  • We do live on the property, but we are often out on errands, in meetings, or working on the grounds or from the home office.
  • Check-in arrival is no early than 2:00 pm unless special arrangements are made (Front Desk is staffed beginning at 2:00 p.m.)
  • If you will arrive later than 10 p.m., please contact us in advance to make arrival arrangements.
  • We do accommodate special dietary requests with advance notice.



* PETS – We do not allow pets on our property. We recommend Henniker's Precious Pets Resort for boarding your pets.

* Smoking. For the health of our guests and staff, we are a smoke-free inn. Guests may smoke in our garden or patio areas.
* Cannabis. Cannabis is not legal in New Hampshire. 
*Alcohol consumption. You may bring alcohol into your room, but only alcohol served from our licensed bar may be consumed in public spaces inside the inn and barn and anywhere on the grounds.
*Vandalism. Our insurance company holds guests accountable for reimbursements of any damages done to the property.
